Strata mechanical maintenance

Dependable heating, hot water and ventilation support everyone in a shared building. Competition HVAC helps strata councils and property managers plan mechanical service around their equipment and residents.

PRECISION CONTROL. RELIABILITY. EFFICIENCY.

A building-wide plan. Fewer surprises.

Shared systems connect many homes and daily routines. We look at equipment condition, service access, operating requirements and the impact of downtime before defining the work. A useful plan makes routine maintenance clear and gives the council practical information for repair and replacement decisions.

Service built around your needs.

Shared mechanical systems

Boilers, hot water, circulation, heating, cooling and ventilation. Scope is based on the building and its equipment, rather than a one-size-fits-all package.

Maintenance & replacement planning

Review equipment condition and repair priorities. Plan routine service and discuss replacement work before repeated faults become a bigger disruption.

Suite work & access

For in-suite heating and cooling, coordinate access and building requirements. Heat pump installations must account for approvals, exterior appearance, drainage, electrical capacity and equipment placement.

BEFORE WE GET STARTED

A few useful answers.

Can a council use the residential maintenance estimator?

The residential estimator is for eligible equipment in one home. Shared building systems and strata maintenance require a property-specific scope and quote.

How is downtime planned?

We discuss access, resident needs and available shutdown windows before defining the work. Phasing and temporary arrangements can be considered where feasible.

What should a property manager send?

Start with the property location, a description of the issue or maintenance needs, an equipment list if available, recent service history and any access requirements.
